Nitze-Stagen has joined with The Justin Company & Gregory Broderick Smith Company in developing a long-term vision for the south downtown that builds upon each developers current projects in the area, and provides a neighborhood vision that we hope will be a catalyst for creation of economic development and residential housing.

Based upon the strong community support for the Southdowntown vision when it was released, Nitze-Stagen commenced a more detailed and in-depth visioning process for Terminals 46 & 37. The company gathered top national experts in unique urban design solutions to present a comprehensive vision for this area of Southdowntown. The planning group included urban planners, transportation and land use experts, as well as architects to start from scratch and develop a vision for the terminal property that would be world class and cement Seattle's reputation as an outstanding place to live, work and play. The vision was funded entirely by the company, but includes input from local, regional and state governmental agencies, as well as being based upon prior neighborhood planning exercises.

Our vision is a very in-depth plan for property that is owned by the Port of Seattle. The vision is only meant to show one possible use for the property, and we are suggesting that the Port of Seattle should review all possible uses of the property before deciding on its best future use. It is our expectation, that given this unique opportunity to create major economic development opportunities during a period of economic malaise in Seattle, the Port will seriously consider this option, or one similar to it, and decide that this vision merits their involvement.
